The Impact of this Project is Underestimated

A new six-storey, 429 unit housing facility is proposed for Camosun College. This development, which will include commercial space, a coffee shop, and an outdoor gathering space, is planned to face Foul Bay Road in an already extremely busy stretch. Construction is set to begin in 2026.

Key Concerns

  • Aesthetic & Livability: The project will significantly alter the character of the neighbourhood. The increased noise from both the year-long construction and the future presence of a 429-person housing project is a major concern. This includes noise and traffic from deliveries, visitors and moving trucks. The six-story building will loom large over Foul Bay Road.

  • Traffic & Parking: The development does not include new parking, which will likely lead to street parking overflow. The addition of more buses, cars, Interurban Campus shuttles and foot traffic will increase congestion and activity on Foul Bay Road and surrounding streets.

  • Environmental Impact: The construction will involve removing trees, which will change the area's visual appeal. Increased traffic will add pollution and noise, which impacts the natural environment, including birds.

  • Lighting & Safety: Increased, bright lighting from student rooms and pathways and surrounding grounds may disrupt the neighbourhood. The influx of new people could also lead to more crime, vandalism, and litter.

  • Property Value: Concerns have been raised that the development could negatively impact local property values and make it more difficult to sell homes.

Our Goals

The Preserve Our Community project aims to:

  • Halt the project until full plans for traffic, safety, lighting, security, noise, and parking are finalized and made available for public review. Also, the now unrealistic budget needs to be reviewed for scope and purpose in order to assure project integrity, should it proceed.

  • Revisit discussions about building student housing at the Interurban campus, where there is available space. If not:

    • Reduce the building's height and size so it is in keeping with our community’s existing aesthetic.

    • Reconsider the construction of student housing where the current dilapidated Dawson Building stands.
